Iggy Grillo -the largest 55+ Active Adult community developer in the Houston area – is enjoying record-breaking growth as his company, Canterbury Development, adds even more projects to his area portfolio. Mr. Grillo says that challenges faced by other industries due to the Covid pandemic have only increased leasing activity rather than slow it down. The Ivy Point brand is focused on building quality developments and focusing on what people love in floorplan design as well as clubhouse and community amenities to ensure that their residents enjoy an active, healthy, vibrant social life.

According to Mr. Grillo, “with seniors being alone even more during the pandemic, leasing activity has surpassed all projections. Our residents realize first that this is a fabulous time to sell their home and get top dollar. They also realize even more the benefit of low maintenance living, and not having to worry about having strangers in your home to do repairs or even finding the supplies needed. Most importantly, the pandemic has made living at home even more lonely. At our communities, residents enjoy luxurious surroundings and a full slate of social activities as well as time with new friends. Another significant driver of demand is having such an awful winter last year and the Houston area frequently hit with hurricanes and major storms. People have embraced the safety, security and convenience of living in an Active Adult community with a professional on-site management team to take care of all their needs.”

Mr. Grillo has enjoyed tremendous success over the last 10 years in partnerships with private investors and family offices. Most recently under the Ivy Point brand, Grillo sold a 150-unit community in Kingwood. He currently has communities in Cypress and Klein in the final stages of lease up, has just broken ground in Richmond and Friendswood, and has land under contract in Cinco Ranch and Tomball. The bank financing for Grillo’s latest tranche of properties is being provided by Peyton Jones at Veritex Bank.

Gone are the days when people looked at active retirement communities like nursing homes. Living in an Ivy Point 55+ Active Adult community is like living in a resort. Residents enjoy private, spacious suites with the finest interior finishes and 10-foot ceilings, beautifully landscaped grounds, and a clubhouse with wonderful gathering areas, resort-style swimming pools, outdoor living areas, fitness centers and communities that require key fob entry at all buildings.

“While many of our residents move to one of our communities near their existing home, many have relocated to be closer to their family in Houston,” Grillo added. “People are relocating from states all over the Country to enjoy the wonderful benefits of living in Texas. They are bringing their parents with them and enjoying the benefits of community living - knowing that their parents are being well taken care of. It’s a win-win for the entire family.”

Living in a Canterbury community is a great option from a financial standpoint as well. One monthly payment for their private suite without worrying about taxes, insurance, ongoing repairs, or yard maintenance provides peace of mind that money cannot buy. Mr. Grillo adds, “Residents can simply lock and leave knowing that the security networks on the property ensure that people feel safe and secure no matter what.”

Ivy Richmond is located at 7600 Mason Road and is expected to open Summer of 2022.
Ivy Friendswood will be located at 2920 El Dorado Boulevard will begin welcoming residents in the winter of 2022.
