The February 2021 freeze was a lesson many of us do not want to repeat, however, we all learned many things and the key is to BE PREPARED.
 
Here are a few tips to keep in your back pocket IF we do see a forecast for another freeze here in Katy.
 
❄ For freezing conditions and loss of power, locate your personal water shut off valve. The valve is usually located outside your home or somewhere between the house and water meter. If your home does not have one, contact a plumber for installation. If you do have a personal shut off valve, check it now to make sure it is operational.
 
❄ When extended freezing temperatures are forecasted, turn off the shut off valve and open faucets to drain water from the lines that are in the wall and ceiling. Turn faucets back off so when the lines defrost, the running water will not flood the house if you are not home.
 
❄ If you need to turn off the water, first fill a bathtub to use for flushing toilets and fill pitchers, jugs, etc. for drinking water.
 
❄ If you do not lose power and you are at home, open cabinet doors to help heat the pipes in the walls. It is not advised to leave faucets dripping as this can cause a loss of water pressure throughout the City. It is best to turn off water and drain the pipes before they freeze.
 
❄ Protect your irrigation system by turning off the shut off valve on the vacuum breaker and drain the water.
 
❄ Remove water hoses, wrap faucets with insulated covers or towels and then secure with plastic.
 
When emergencies happen the City of Katy posts notifications on the website and Facebook advising customers of service outages and warnings.

A number of homeowners have added swimming pools recently and so might not be aware of precautions there. Examples.
* Many filter pumps have freeze protection which can be enabled either on the pump panel itself or via an app. Be sure freeze protection is turned on. Usually there will be a start temp and a stop temp plus a speed to run if it is a variable speed pump. Note if you have a secondary pump for bubblers, waterfalls, or other water features, freeze protection may not be available. If not, you can power it off and open the lid over the debris basket to let the water drain out. Booster pump for cleaner. Typically booster pumps are not vulnerable to freeze, but if yours has a basket, use the previous approach to drain it. If you don't have freeze protection then just open the lids on the baskets power off and let them drain. Note! This all assumes your equipment is higher than the water level in the pool--pretty much everyone in Houston or the Katy prairie. In February I forgot that my secondary pump did not have freeze protection, and by the time I did, the pump had frozen. Replacing the volute (the big outside casing) cost $500--and I was lucky to even find one, as everyone had them on backorder due to the pandemic demand for new pools.
 
* If your pool has an autofill device, it's probably connected to an outside faucet and has a backflow preventer like the irrigation system. You'll want to shut it off and drain it. I forgot about this device, and the February freeze broke the pvc pipe going into it and also burst the backflow preventer itself. $550 to Katy Plumbing. Ouch. See a pattern here? $500 for the frozen pump; $550 for the frozen/burst backflow preventer--$1,050 in avoidable repairs.
 
* Any piping above ground, like for a slide or pressure side pool cleaner, for example, should be treated the same way as water hoses. Disconnect as possible and drain. If you can't figure out what to turn off, you won't go wrong by disconnecting the power and opening any pump basket lids or valves (or both) and let the water drain back into the pool. We're not going to get cold enough here to freeze an inground swimming pool. Knock on wood!

Another shutoff that might not be easy to find is the water to the sprinkler system. In February I looked and looked, turning valves and opening bleeders, accomplishing little beyond getting myself wet. Finally I called Chuck at Big Chuck Sprinklers. He came by, looked, then started poking with a metal rod around the ground between the house and meter. He found the shutoff. The cover had been hidden by sod the builder put it, and I never knew for the four years we had been here. Cut away the sod and there it was under a plastic cover. Needless to say, I keep the grass off that now.

We've covered out plants. I've often waited until the cold weather was upon us, not anymore. I'm grateful this freeze will be a short one.
